Buyer Beware Of Coventry Homes!

CYPRESS, TEXAS -- BUYER BEWARE of COVENTRY HOMES! We purchased a Coventry Home in Town Lake (Cypress TX) in 2019 which was a very unpleasant experience. As an experienced home builder, I witnessed poor methods and materials used to construct our home. See images.

Most recently I requested Coventry's warranty to address extensive fading on our stucco where Coventry touched up imperfections in our stucco as a condition to close and accept the property (See Images). It's obvious the vendor used a different paint product to cover the imperfections which are now very visible and require a repaint over the entire job.

The Coventry staff member who visited with me agreed the wrong paint was used for the touchup. He then hinted it looked like it was recently painted. I corrected him and told him it wasn't. He then told me stucco needed to be repainted yearly based on the area and the position of the sun against the house. Really? Then why was the same problem showing on the shaded side of the home and other homes older than mine look fine? Nonetheless... He apologized that it wasn't warrantable after two years and that it was basically my problem to deal with. Not holding the vendor who did the touchup work responsible for using the wrong paint is just poor customer service.

In my experience, Stucco generally needs a recoat every 5-7 years. Can you imagine if the sales agent told everyone buying a house that they should expect to repaint their stucco a year after buying their home if it faces the sun in the morning? Ridiculous. Would you buy a home if you knew three years later you would have to repaint the exterior?

Folks, this is not the first time a Coventry staff member redirected to avoid taking responsibility for the company's mistakes. The first redirect for not putting rebar in their driveways was because the developer Caldwell told Coventry the soil type in the subdivision didn't require rebar in the driveway. I'm sure the look on my face was priceless when I heard this. My pads had slump lines and cracked in half under my truck within two years. Warranty was denied and it cost me 10K to demo and reconstruct the driveway correctly using rebar.

Here's the truth... Coventry Homes has historically shown it is unwilling or unable to commit the resources needed to properly vet, train and manage its trades to build a quality home for the price points in Town Lake. They are exploiting an illegal immigration workforce willing to work for very low pay using the construction methods and standards of a foreign county. Coventry has chosen high-volume sales and profits over the quality controls you should expect from a builder.

If you chose Coventry and you have no construction experience, hire your own inspectors for every phase of construction and deliver those results to your superintendent and salesperson. Do not trust Coventry and its trades to admit or even notice their own mistakes. Mistakes happen. Unfortunately, Coventry will most likely look the other way to avoid them and hope you don't notice.

Does not honor Warranty AND contract!

ARGYLE, TEXAS -- I cannot encourage potential homebuyers enough to avoid Coventry Homes, Plantation Homes and Wilshire Homes; all of which fall under MHI McGuyer Homebuilders out of Houston.

We built a home in 2015 with Coventry out in the Canyon Falls community in Argyle and to say the entire experience over the last few years has been horrific is an understatement.

The foundation has moisture that wicks up through it and anything that is porous soaks it up. We have mold growing in the walls, on cabinetry and when we paid almost $40k to remediate the mold, 1700 SQFT of engineered hardwoods had mold growing on the bottom and in the layers. We remediated in February of 2018 and in October of 2018 we HAD TO BUY A HOUSE TO LIVE IN as the mold had returned and our health continued to decline.

We filed a lawsuit in September of 2017 since MHI was not honoring their warranty and per the contract when the damages exceed 20% of the contracted price, it's an automatic buy back. We have had two unrelated structural engineers and two mold experts all say that in order to "fix" the house, you need to demolish it. We have house we have $690,000.00 into and it is uninhabitable.

So much water is under the foundation that from March 2018 to November 2018, the entire house heaved up 1-2 inches causing rafters to split apart and the roof to start "twisting" up off the house. There is evidence throughout the house and outside of serious movement.

Every delay tactic has been used to keep pushing back the arbitration date to avoid accepting any responsibility for the product they built and sold to us. It's shameful and should be criminal. We should not even be in arbitration. Per their contract when the cost to repair exceeds 20% of the contract price, it's a buyback. Our home is a total loss, which is more than 100% of what we paid.

Don't look to the BBB for an accurate picture of how this company treats their homeowners...check other sites, look deep because it's an ugly mess and sadly, our story is not isolated. The common tactic reported by other homeowners and experienced by us was well, is to blame the homeowner for whatever warranty issue arises.

We spent three years in that house and every day it poisoned my husband, two of my children as well as myself. You cannot imagine how dangerous mold is inside your home; you cannot imagine how sick it will make you for the rest of your life.

We are carrying two mortgages; two sets of utilities, homeowners insurance, HOA dues and taxes in addition to paying legal fees just to have MHI honor their contract. Something honorable builders do without hesitation.

Misrepresentation - Homebuilder

LEAGUE CITY, TEXAS -- The floorplan chosen was required to have a different elevation by the HOA so it would be different than others nearby. It cost $20,000 extra. We looked online at photos and video of the elevation and liked it. But when ours was built, the turret was different and the interior of it substantially different than what we were shown. Coventry said the plan had changed and the shape of the turret was slightly different but that they would change the interior and open it up to more closely resemble the one online.

But, the next time I walked into the home, they had painted the trim, installed flooring and moved on. When I inquired, they told me that opening the interior was not an option, but that they would add mouldings "purely as a concession". The corbels on the home are also smaller than those shown on the website, and they refused to change them.

Additionally, the balcony tile I selected at design center was a cream colored tile to match the brown brick exterior. But, when the contractor was opening the boxes, I told him that tile didn't look correct... please do not install it. But, they did anyway. Coventry confirmed that tile was the one selected.

I showed the regional manager the picture of the cream/beige tile from design center and he agreed it looked nothing like the slate (gray/red/brown/cream, etc) on the balcony. But, when they got back to me with an answer about what would be done... I was told that even though their sample very poorly represented the tile itself (in fact, not ONE tile looked like the sample)... they were only willing to replace it at MY cost.

Lastly, the project manager had told us we were "lucky" because we would get the new LED fixtures installed instead of CFL. But, without telling us, they installed all CFL. When I noticed the boxes in the garage and inquired, they said we had missed the cutoff for that new policy change on our contract date. Instead of admitting that they should do what they told us, they held firm that they were not willing to make it right. We remain deeply disappointed and will NOT build a Coventry home again or recommend them to others.

Coventry Homes Is and Awful Builder, Partnered With MHI Who Does Not Honor the 2 Year Warranty.

TOMBALL, TEXAS -- In November of 2020 my Husband and I purchased our first house with a guarantee from Coventry Homes partnered with MHI that we would have a 2 year warranty that covered the interior and exterior of our new home. Since December of 2020 we have had non stop major issues with our home and the warranty company is refusing to provide approval to fix.

The latest issues that the company has not repaired include removing and replacing drywall, wood, insulation and flooring due water damage from the hot water lines coming from both of the hot water heaters in the attic. The plumber stated that he has never seen this type of electrolysis coming from brand new lines. It is currently July 11, 2022 and I have had buckling drywall, wet insulation, wet padding underneath my floors, and wet plywood holding the two hot water heaters in the attic since May 20, 2022. There is a foul smell coming from the attic, and I can only assume it is mold. Since moving in the following items have had to be repaired or replaced:

All guest bathroom cabinet doors; in 2 different bathrooms (due to peeling). A pipe in the front guest bathroom was leaking water under the tub and the interior of the walls. The carpet in my guest room from the water leak in the guest bathroom. Kitchen cabinets are peeling (still unresolved). The cabinets in the kitchen are a black in the front & brown on the side (still unresolved). The kitchen waterline that connects to our refrigerator does not work (still unresolved). The living room light will not turn on, I have changed the bulbs (still unresolved).

When turning on the back door interior light a light in the dining room flickers. The interior master bathroom window was not sealed underneath window ledge. Crack on the stucco on the exterior front part of the house. Shower head separating from the wall in the master bathroom. Huge crack above the door frame of the master bathroom (still unresolved). AC circulation issue in guest room (still unresolved). Please help us.

Horrible Experience and Extremely Poor Quality Home.

NEW BRAUNFELS, TEXAS -- I built a home with this company (MHI/Coventry homes) and it was the worst experience of my life. A true nightmare. The quality of sub-contractors they use is terrible. The quality of work they expect their customers to accept is crazy. I've attached pictures. My home took over a year to build and all major parts had to be re-done and didn't fall within codes.

Unpleasant Experience With Coventry

RICHMOND, TEXAS -- We were recently in the process of having a home built by Coventry Homes in the Richmond, TX area. We selected Coventry because of the floor plan in a spec home that had been shown to us. Somewhere, between when we saw the spec home and when we signed the initial contract, the building plans had been revised. We first noticed this when the framework went up and there were windows where we had not seen any in the spec home and missing windows where we had seen some. We asked for a list of all the changes that had been made to the plans but was told that it was not possible to get a list. We proceeded because the window changes we could live with.

Once the drywall and cabinets were installed, it was obvious that the family room and kitchen were much smaller than in the spec home we had seen; the original size of these rooms is what Drew us to this floor plan. Upon inspection of the architectural drawings we noticed that the family room and kitchen were over 2 feet narrower than in the spec home. When we brought this to the attention of Coventry management and expressed our displeasure in not having been given all the information, we were told that there is nothing that could be done.

I expected Coventry's management to apologize for not properly communicating all the changes, but management's attitude was one of, "we didn't do anything wrong and we don't owe you anything". Thus, we terminated the contract and lost all the money we had put down. Needless to say, I was further disappointed by management cavalier attitude. The money we lost may not seem like much to Coventry management, but it is money that I had planned to use for my retirement home.

Horrible Experience - Do Not Buy

ALLEN, TEXAS -- Horrible experience, do not buy here. They do not honor their words. They mislead you to close and never care afterwards. I am an existing homeowner and my experience in dealing with sales office and the builder is less than pleasant. I closed on a house which was less than finish on the day of closing. I was told that everything will be taken care of, but to my horror, it's been very bad so far. I have to fight for everything and now that the house is closed the builder, his project manager and the sales office do not care at all.

Be Aware of What You Are Buying

HOUSTON, TEXAS -- We were in a hurry to buy a home that was move-in ready. I'm now warning others to not just look at the glamour. Look at the overall structure of the home and what materials are used in building it. Coventry Homes uses Medium-density fibreboard (MDF) boards throughout the home. MDF will rot and become toxic if your electricity goes out on you and your home becomes humid or if it becomes wet. The shelving, baseboards etc are made out of MDF board. We didn't realize this when we purchased our home or I would have looked elsewhere.

Pay attention to the size of your appliances too. They use the smallest possible dishwasher--apartment sized and call it a "standard builder's grade" dishwasher. The sink you are getting that is surrounded by all that beautiful granite is cheap and will not look good for very long. The "upgraded" custom cabinetry is substandard. They use very cheap labor and after you move in to your $500,000 plus home you'll notice all the flaws as a result of that cheap labor.

Our home had damage that they knew about that now will have to be fixed by their cheap laborers and we can only hope it's done right. We are extremely disappointed and sorry we purchased from Coventry. Just be aware of what you are really getting when you purchase a new home. Looks can be deceiving!

Very Dissapointed

LEAGUE CITY, TEXAS -- I'm going to try and be professional as I can and leave out the emotion. Not enough room to tell the entire story. Coventry you need to know what Customer Service means. Now that you have our money you really don't care about your customers. There are several small items that you don't care to come back and fix. Minor issues that should have been taken care of before closing. Not sure what your inspection program is for closing a house out to sell but it needs some serious re-thinking.

It's the small thing that make customers happy. Just a few things to list. Dead grass replaced with thrown down sod that's died also. Clothes washing machine drain pipe plastic cap not cut so I had to call my own plumber to fix. NO touch up paint. Poor concrete work in garage. These are just a few things. 3 weeks of warranty items sent it and NO response from Coventry. HORRIBLE...
