Rusaw Homes Informative - Rusaw in Beverly Hills, Florida

BEVERLY HILLS, FLORIDA -- We had our home built by this company. They followed their timeline and were very cooperative and forthcoming during the building process. Once we closed and they had their check in hand, the mood changed. We found too many problems to list. Their work was sloppy and cheap. We pointed out several items during the walkthrough and were told to list these on their worksheet. These would be addressed during the course of the next year since we have a one year warranty with the company. We found that most of the items discovered once we moved in don't need to be corrected since they fall within "standards". So, cracks in newly built construction is normal. Standing water after a rain that threatens to flood the lanai & bedrooms is within "standards". A kitchenwall that's off by more then 1/2" is within "standards". I opened the vanity door today and it fell off in my hand. Mind you, only two 50 year olds live in this house. No little children hanging off doors. We've had several cabinet doors replaced. Two floor tiles cracked in the masterbath. Were replaced. Two days ago I found two tiles cracked in the familyroom.

I'm now told all tiles will be replaced at the end of the 1 year anniversay. At the rate this house falls apart it should be in shambles by the anniversary date. Some items have been corrected but I told them I expected a properly built home and don't care to call them for a year (and then they only fix what they think should be fixed). I could go on and on with this list but you get the idea. I've decided to find as many websites as I can to warn prospective customers of the pitfalls of using this builder. If you're looking for a builder in this area check the Citrus County website where you can find contractors and their current and completed jobs. I contacted several of his other clients and am still compiling a list.

Oh, BBB isn't too helpful. They don't list anything negative but that's not what I found after speaking with people in this area.

Contact the housing inspector and ask to see the inspection report for your home.

Call a Realtor and ask for the name and number of a good home inspector. An inspection will cost a few hundred $'s, but the inspector will find things you never would have thought about. Also check and see if there is a local Homebuilders Association. There may be an arbitration panel.
Of course, you should take dated pictures of all defects in case you have to take the builder to court. Even better, tell them you're calling in the newspapers and tv stations.

Happy feet - I think you are showing your true colors. No customer is THAT satisfied. Me thinks you have some personal interest in the welfare of Rusaw Homes. How is posting the same thing 100 times gonna help your case?

Over the last fifty years, thousands of people have had homes built by Rusaw Homes and they couln't be any happier. With over fifty years in business they must be doing something right. I,m curious why some people only mention the problems and nothing about the way thing were fixed during warranty. I find most unhappy people are not happy because thier spouses insisted they move to Florida when they didn't want to come here.

I would recomend Rusaw Homes to anyone!!!

How much work does Rusaw subcontract out..? While they are still responsible for the work you may want to check out the reputation of the subs as well...

Whats all the fuss, my friend is in his forth Rusaw built Home. Now that the state has changed the rules I'm going to sell my house and get a brand new Rusaw home. I wouldn't think of having anyone else build for me.

Our experience with Rusaw has been negative. I'm glad happy feet’s experience continues to be positive. When did you take possession of your home? We didn’t notice all the problems till we moved in. Found another cracked floor tile. Driveway and garage floor have long cracks. New Englander: We both very much like the area, the development and the house overall. We know the company has been in the business for 50 years but times change. Old fart: I've spoken with many local contractors and found that there’ve been changes in subs. During the walkthrough I asked about the holes in the lawn because I kept tripping while walking. The guy told me the seams will grow in. Neighbors and subs we met told us the super was rarely around when work was done. The home next door was built at the same time. That builder pointed out to our neighbor that our lot wasn't prepared correctly.
Remember the water problem? I emailed pics to the builder and was told this is within normal range and I'm a nervous customer. Next rain the water flowed onto the lanai. Resent pics showing flooded lanai. Called Citrus County Building Dept. but found they couldn’t help once the C of O was issued. Was told I am entitled to a water free home and I may need to hire a lawyer. Hired and paid an engineer who agreed the grading is incorrect. One day before I received his report I came home to find a work crew on my lawn. The guy told me he received a faxed picture and was told to regrade. I showed him my pics and he had no idea it was that bad. The builder stated in an email that they looked at the pics again and were concerned about the amount of water. Really? I thought I was a nervous homeowner. The lawn was stripped last week. A week later the sod has not been replaced yet.
New problem: noisy door to the guestrooms when a/c is on. HVAC came and stated the door stops the airflow making the system work harder. Rusaw changed the door from a louver to a slider. We keep the door closed because of the pets and company that stays in those rooms. Rusaw asked which door we want; we said louver because that would solve the problem per HVAC. Rusaw charge: $250. Told them we won’t change the door if we are charged but how will you correct the problem? Haven’t heard for several days. It’s to be expected after moving into a newly built home there would be a few issues to be addressed but this has been a frustrating and expensive circus. We’ve spent more money correcting Rusaw’s standards after we closed on the house. So label me negative and miserable. I am not but I want others to see what really goes on. They can read the positive and also see the negative. FYI, the owner sent me several emails telling me to cease my efforts and to watch myself or he’ll take legal action. I told him I have every right to access public information on any website and I can post on sites such as this one.
