Old Republic Home Protection Company Compliment - Decent experiences in year 1

SAN RAMON, CALIFORNIA -- We purchased a 40 yr old home after driving the realtor batty with a few extra inspections. Turns out that several things were not included in our inspections or missed. However, the realtor purchased a warranty with Old Republic (with the Silver upgrade) and we have received some assistance as a result.

We find the company is polite and has good follow through. They've been reasonable with our issues and have paid for about eight service calls in a year and replaced our water heater (1984 vintage!) - and allowed us to upgrade from "contractor grade" to "Energy Star" on our own nickel.

What we don't like about the setup is the limited choice in contractors. We've worked with better plumbers and electricians. These guys are OK, but scheduling - they are worse than the usual contractors.

The trade fee just went up to $75 from $60 a call for year 2 (if we renew) - yet the premium has remained about the same. Coverages appear to be close to the same, I think we loose coverage for the outside refrigerator.
