Decent New Affordable Homes

PACE, FLORIDA -- I wanted to write a positive and very honest review for Henry Company Homes. I don't work for them or even know any of them personally and I am simply expressing my honest opinion from my family's personal experience. Everyone wants to complain but the many satisfied customers never even think of writing a review. I feel bad for those who are so disappointed but I don't feel like a few disgruntled customers rightly reflects the character of Henry Company Homes as a whole.

I have now owned two Henry Homes in the same area. It is called Miller's Bluff. I have had minor problems with both as I have with other homes I have built in the past, including when I built my own $500,000 custom house. HCH has always taken care of my problems and I have seen them take care of my neighbor's problems as well. They are far from perfect but every person I have dealt with who works for HCH has been nice, friendly and caring. Jessica was great to work with as a sales agent. We were her last house before she changed careers and she still answers my text messages even though she no longer works for Henry.

Terrell, the vice president of construction, has been extremely nice and even came out to my house the night we closed and he ran to Home Depot for me because there was no filter in the AC unit. He is not instant to get a hold of but always gets back to me in a day or so if I have an issue he can help with. The bottom line is that HCH is a business that exist to make money. Just like every other business they will try not to spend money if they don't have to. It is evident that corners are cut when possible to save money but we have not experienced any major problems with either Henry Home we have owned.

Henry attempts to build decent affordable homes and I believe that he does so. You cannot get an excellent, high class home on a mediocre budget. Those who buy a Henry home are usually price conscious. The old adage will always be true, "You get what you pay for." Henry is definitely a big step above DR Horton because he is still a local builder with local good ole boys running the operation. If you are kind and reasonable, they are as well. They care about their reputation and they care about the people that buy their homes. There may have been a time when that was not true but that is what I have experienced.

Unfortunately sometimes things suffer as a result of using low cost laborers but overall the houses have been decently built. I have met nearly every sub they use and they are all great people who work hard to satisfy. I met their painter named Walter. He takes pride in his work and is very friendly. He actually painted entire walls for me because the touch ups were not matching perfectly due to change of temperature inside the house after the HVAC was up and running. The cabinet guy is fantastic and he has been over twice and is willing to fix any problems.

The sheetrock guy went above and beyond to help me with tips on some of my own remodeling when he came by to fix a few small touch ups. The insulation folks came out and were very kind as well. I got up in the attic and measured the insulation and it was lacking in quite a few places. It was corrected within a week. The only problem I have had so far, that I am not satisfied with the attempt to fix, is that the brick layers splattered mortar everywhere and my bricks look like a Picasso.

They have come out several times to attempt to clean them but have been unsuccessful. I may need to hire someone who specializes in getting old mortar off of brick very carefully. I am hoping HCH will find a remedy. No matter who you choose to buy a home from the most important thing is that you keep a close eye on construction, if at all possible, and make sure things are dealt with as soon as any problem is noticed. If your builder ignores you then GET OUT while the gettin' is good.

Henry Company Homes will not do that and will work with you to build you a home to your satisfaction. They also honor the year warranty and will make sure any problems are addressed as quickly as possible. Their warranty department has majorly improved and the folks running it are quickly gaining a great reputation among the home owners who live around us.

I would not hesitate to use Henry Homes to build a home for us in the future as long as they stay similar to the operation they have going now. I would just be on top of each stage of the building process and make sure things are done correctly, like washing the mortar off of the bricks as soon as they are finished being laid. I would do the same thing with any other builder.

We had agreed to buy a home for $261,000 verbally and told her we would come in to sign contract. We got there that evening and she was not here, only our agent. We started signing only to find out the $261,000 numbers she gave us was wrong because she did not input the incentive money correctly and would be $3000 higher!

The agent called her and she told us to sign anyways. There was also a $1000 lot premium that was on there that was not disclosed before. No plat online or in office showed lot premium. We emailed Mr. Henry and tried to resolve this with no luck. We have now filed complaint with ethics board against his license. Google his name and you will see his history. Panhandle firm accused of shoddy work.

Henry homes even hired attorney to try and stop me posting these reviews. I am writing this review in accordance with my 1st amendment rights:

Do not use this builder. Mr. Henry violates ethics and Jessica at the sales office messes up contracts. The contract was wrote by Jessica of henry homes with the errors. We advised her of the errors and was told to sign anyways by her. We emailed Mr. Henry several times, he did not respond by email but through the sales office. We never met him directly, just sent emails to him that Jessica said he received (we have the copies of emails sent). Worst Company to Buy a Home With

PACE, FLORIDA -- I bought a house from Henry Company Homes in 2005. We did a walk through and said some of the trees needed cutting back, they said no problem. About 6 months after we signed the deed they had an open house in our subdivision and I asked them about when they were going to clear out the trees. The sales representative started yelling at me about he never said that when in fact I had a witness who was with me - my father (who is a good friend of the owner). I was mortified that the sales representative would do that in front of customers.

That is not even the only problem we have had with our new home. The septic leach field does not work and every 3-6 months we have to have it pumped out. The A/C is too small for the house and half the house does not get cool (the master bedroom is in the part that does not gets cool), and we had to replace the unit with a bigger unit. I have called, wrote and even stopped by the offices and all you get is the runaround. For an owner to treat the child of his friend this way should let anyone know they will treat anyone that way.

Mr. Henry WILL NOT Upkeep His Property After the Build

CANTONMENT, FLORIDA -- I have been extremely disappointed in Henry Company Homes, not just the company, but Mr. Henry himself. I live in Magnolia Lakes in Cantonment. He owns a lot in the FRONT of the subdivision and he just WILL NOT upkeep it. It looks awful and our entrance to your subdivision is unsightly. He owns this lot and just refuses to maintain it without us neighbors having to go through code enforcement to do it!!! We have called and emailed and this guy will be happy to take your money... But don't expect much after the sale because he could care less. Go with a different builder. Our neighborhood has had enough of this guy. We will be building a new home in the near future, and I PROMISE YOU...This company WILL NOT get my business!!

They Are Horrid

PACE, FLORIDA -- They are horrid. Once you buy the house that's it. They are good for nothing. They renege on all promises & they don't do the job right in the 1st place. This is not only in Pace Mill Creek but also Harvey in Milton. Also the property manager Etheridge Property Management is a big bully if you complain about anything. They send you letters to mow your grass even though it's January. They are total **. Both companies & Henry will always hold a piece of the subdivision so you will never get rid of Etheridge Property Management either.

Big joke Mill Creek was started in 09. Buyers were told of playground. Lots of families bought in. Ha ha. Joke's on us. The kids are now 19. Still no playground. You will be sorry if you have to deal with either of these companies. Crappy products from Henry Homes topped only by mean, nasty, vengeful, truthfully lazy Etheridge Property Management. The disclaimer below says business may use email to contact you to resolve issues, not they won't. They don't care but I can guaranty you will get letters from property management about your grass. Lol. Ignorants.

PACE, FLORIDA -- great product for the money. new building codes and county inspections keep it all in check. I'm following the maintenance guidelines, and enjoying my new home. beats a re sale home hands down. Genuine folks.

I Should Have Listened Part III

PACE, FLORIDA -- Back in early 2000 I had heard of a disgruntled homeowner who lost a case against HCH, didn't give much thought to it until I bought my own. I gladly include my address for those of you that would really like to see a Henry Home. I also have retained all the email communications that I had with this company from sales agent to VP, makes for a good read even the 1 the sales agent accused me of having an affair with another buyer in a different subdivision. See me first before you buy.

Bought my house in 2009. It held up just until the check cleared the loan office. Anytime you try to call you get the run around from HCH, how I should be responsible to keep up the maintenance, yes I do mow the lawn but the faulty electrical I didn't install & think someone should take a look at it before the house burns down. At 1st I thought it was my grandfather trying to communicate to me from beyond the grave.

I had problems with slider & mould around slider, of course now it looks kind of rotten like HCH building practices. Carpet is only 3 yrs old & looks like Ed Henry's hair piece, ratty. As far as paint goes, I would say more like water with a stick of chalk added for tint, flakes off when the dog farts, OBTW you won't be provided with any touch up. Why? Because they don't even make any paint to cover that crap. Several neighbors have called around trying to match & paint stores say it's sooooooo cheap, nobody carries it.

Here's a good one, I paid extra for my premium lot, yep my premium water logged lot, they forgot to tell me about the natural spring (river) running down 1 side and across the whole back side, wet consistently so that any privacy wood fence you install will rot faster than the carpet.

O HCH VP & supposed engineer, who is not listed on the FL engineer license, told me it was my entire fault because I put up the privacy fence. I changed the slope of the land he said which is now making the natural spring? Really I work with Military Engineers & they said I could have built a skyscraper on the land & it wouldn't have done that. If you don't believe any of this I guess HCH was stupid enough to think no one would keep the email between myself, the agent, HCH VP & everyone else I dealt with, I've covered my ass. Can they cover theirs. Beware this is the worst builder to buy a home from & they don't even care enough to make it right.

Henry Company Homes - Breaking the American Dream & Bank

PACE, FLORIDA -- If you are thinking of buying a Henry Company Homes home because they are the best priced - STOP!!! You will pay in the long run. My husband and I purchased our first home from Henry Company Homes in the Magnolia Lakes Subdivision and have had numerous problems that Henry Company Homes is referring to as "homeowner maintenance issues." The home was built in 12/2005 we purchased the home in 05/2007 - first buyers so it sat for 1.5 years vacant.

Anyhow, the back sliding-glass door has leaked ever since we moved in. Henry Company Homes sent someone out to caulk the door even more and dry up the carpet. Well that was nice of them, but how about actually fixing the problem and not just putting a bandage on it!!! The door still leaks and the track fills up with water. There is mould around the door on the baseboards and in the carpet and it's just getting worse.

Henry Company Homes will not help so we had a door and window company come out today and look at it and that company stated that #1 this is the cheapest door that could possibly be used; and #2 it was incorrectly installed. If it was properly installed they wouldn't need globs and globes of caulk around the door on the interior. Looks like the "savings" we made on the home purchase is about to be spent on a new door and flooring.

On another note, if you plan on doing any upgrades to the house, like replacing fixtures, be prepared to patch up drywall. It seems they don't have time to center their cuts. Also when you paint, the texture is going to peel off the walls, so get ready to fix that too. I know that I am not the only house in the neighborhood having problems since I have seen signs placed in the neighbors' yards that say DON'T PURCHASE FROM HENRY COMPANY HOMES. Wish I saw those signs before I signed on the dotted line.

We purchased our first home from Henry Company Homes in Magnolia Lakes Subdivision 05/2007. Learn from our mistake and purchase from an honest, reputable builder that will FIX their bad; not one that will stand by his crew's shady workmanship and let THEIR MISTAKES drain your bank account.

Never Buy A Henry Home

MILTON, FLORIDA -- Please do not purchase a Henry Home. My husband and I purchased a brand new Henry Home two years ago. This was the worst decision we have ever made. When we bought our home, the neighborhood was still being developed. We were told that our home would be the smallest home in the neighborhood (1980 sq. ft.) All of the newest homes in the neighborhood range from 1200-1800 square feet. Henry Company Homes refuses to fix up the entrance to the neighborhood or maintain any of the empty lots. There is trash, building materials, toilets, and spare tires throughout the neighborhood (empty lots), which Henry Homes refuses to upkeep.

All of the neighbors have begged Henry Homes to keep up the common areas of the neighborhood, but they refuse. My husband and I have personally lost $30,000 in equity in two years. The neighborhood is absolutely horrible and we will have problems ever selling this home.

In addition, our roof is leaking!!! Henry Homes refuses to fix the roof. We have mould growing in our office and the sheet rock is bowing out. We were told that our home was warrantied for 10 years. However, Henry Homes is now saying that they will not fix the roof or repair the damage. This home was built so poorly. None of the light fixtures are centered properly, the trim around the doors is uneven, and now the roof is leaking. Please listen to me, NEVER BUY A HENRY HOME!!!!!
