SOUTHFIELD, MICHIGAN -- This Shelby Forest Park was the finest facilities under the former owner! Jerry managed this park with true professional skills; however, the new owner "Sun Communities" is something else. Just take a look at Rudgate in Sterling Heights, we lived at this park, and take a look at Camelot Villa in Macomb Township. We purchased a manufactured home from the former owners last year and if we knew "Sun" was purchasing the Park we would never have purchased our home at Shelby Forest!

Today "Sun" claims they have no information on us so "we do not live at Shelby Forest" and "yet they cash our monthly check since their take over in February 2019". Keep in mind the former owner(s) left all the information of all 945 tenants. I can go on and on about "Sun" Shame that the "Park Office" employees make many of us not welcomed as a previous owners make us feel very welcome. Not the way to treat US Citizens and veterans.

CLARKSVILLE, TENNESSEE -- Have to say living at Bell Crossing in Clarksville, TN is the worst. Bought a trailer here five years ago and have had yearly lot rent increase yet diminishing services. They don't mow what they should, stopped fogging against mosquitoes. Discontinued the quarterly news flier, no more best lot awards. When it snows they don't call in the people who plows, they stopped using a pool service and the pool is constantly being closed.

A road is caving in and nothing is being done about it, a newly installed mobile home has a newly poured cement driveway crumbling and the homeowner says Bell Crossing will do nothing about it. Yet the day before the mowers come through they go around and put a warning about being forced mowed. I know someone who works third shift and has been forced mowed four times in a year. At $65 a pop it adds up.

The front office is a joke and upper management will never return a call. This has had multiple foreclosures each year not including the ones who move out and stop paying lot rent to pay off their home. On top of that they will give you nothing if you want to sell it back, in fact they give you more if you owe but then your trailer has to be prestigious. Buyer beware. If you buy here they will screw you over.

Failed Sales Due to a Professional Management

SALISBURY NORTH CAROLINA, NORTH CAROLINA -- My wife and I visited the Salisbury North Carolina store on June 30th 2018. My wife and I found a bedroom set that we love and we also picked out two Lamps to go with it. The total came to just over $4,000. We had been approved for a line of credit of I believe was $5,000. I had a very generous downpayment of $2,500. Everything was going fine until the financing part.

The sales person that sold us the furniture accidentally my $2,500 downpayment to another Badcock customer account. I realize the mistake and without ask me refunded the money back to my bank account but now I have to wait 3 to 5 business days before I get my money back which puts it almost two weeks before my money gets put back into my account.

So sensual I am out of $2,500 but was at my disposal. I confronted the manager about it. She plainly just came out and said, "There's nothing I can do about it", turned and walked away. It did not offer any additional discounts or any type of reimbursement for my inconvenience. My wife and I are there for the additional discount for the 4th of July sale. Definitely will lose I discount for the 4th of July sale.

HAINES CITY, FLORIDA -- Rules and Regulations not for everyone, select few receive special consideration even thought they are the minority of the residents. The HOA is and has been causing problems for the residents for years and some of the residents have decided to put a committee and group to put on events outside of the HOA. When the clubhouse was completed with renovations, the HOA was given their own pantry which is locked. Our group put on numerous wonderful events yet we cannot go into the pantry to get kettles, salt and pepper shakers, slow cookers and ice. Ice Machine in pantry.

All of our residents have paid for everything in that pantry thru fees, tickets and donations to the HOA. Sun took a stand and gave the Board the rights to that pantry and they gave them special consideration for all dates on the calendar year so the new committee had a difficult time booking events. How does Sun show discrimination against the majority of the residents to show favoritism to a small group. This HOA has lost many members which puts them on the low end of tenant's participation. All other groups are the majority. This HOA has a lawsuit pending against it so do you think Sun would take notice?

PINELLIS PARK, FLORIDA -- Irma came blasting through town -Sunday- 9/10/2017. On Monday I called the office to inquire the state of our community-Park Royale in Pinellis Park Florida. Corporate answered and had no information. They suggested I call back in the afternoon--I did and again they had no information...I called Tuesday morning--same response and same response Tuesday afternoon -- where I was told they have 300 communities and there is not update and no they don't really have anyone going around checking etc.

Very sorry I bought and live in a Sun community. So I will urge everyone and place info on Social media that I would not recommend Sun Communities--apparently they are too big to possibly be bothered with just a few parks in crisis. People there are many parks out there...find a smaller one that cares!!!

APACHE JUNCTION, ARIZONA -- La Casa Blanca
We purchased our first home in this community 2 years ago. One of the factors was the fact that it was a "Gated 55+ community, some of the rules we thought were a little over kill but figured that just made for a nicer community if everyone knew the rules and followed them. Now it seems to be that the only ones that are required to follow the rules are the residents, NOT SUN COMMUNITIES.
The Gate is now open every day from 6AM-6PM allowing any and all who want to enter the ability to do so at will. Summer of 2016 there were several break-ins and still the management chooses to keep the gates open with total disregard for residents safety or security. When we purchased there was a weight limit on pets, which has since been "thrown out" to allow larger dogs. There were to be no fences within the community which has been thrown out to allow those with larger dogs to let their pets outdoors to harass other residents, making some residents patios unusable because of the larger dogs barking the whole time they are trying to sit on their patio.
Rents constantly being increased with little or no sings of improvement to the community. Hot tub has been unusable for a week and a half and each time management is asked about the status it is just another "story" to get you out of the office.
I WOULD NOT ENCOURAGE anyone to purchase a home in this community unless you are willing to constantly deal with changing of rules that only benefit a few and may in fact limit your ability to enjoy your home and community.

Unfair Treatment for Residents of Kissimmee Gardens (a Sun Community)

KISSIMMEE, FLORIDA -- Stand together for our rights, don't be pushed around! New owners unfair to residents; changing rules without 90 days notification is illegal! Are they going to reduce our rent for the loss of service? Did you read the notification with the trash can, only household trash anything else you will be charge for through KUA? Where do you put your weeds, who will pick these items up? These trash cans are too heavy empty to move, what we do when they are full?

Our lease states trash pickup is Tuesday and Friday why change now, it doesn't make our lives easier. What about the people who take their trash to the dumpster daily, too bad for them? Please consider not using the new trash cans on Monday. Put your trash out on our trash days as normal on Tuesdays and Fridays - Concerned Residents of Kissimmee Gardens.

ORLANDO, FLORIDA -- Despite repeated notification over several years from multiple residents, park manager has failed to enforce park rules. As a 55+ park she has failed to take action against a property occupied by 3 generation Hispanic family including a toddler and her single mother. This violation has persisted for three years without being addressed. The HOA, to which membership is voluntary, has also been contacted in the past two months. Again, no action. What value do rules have if ignored so blatantly? If you're looking for a nice retirement community do not expect it from Sun Properties. Go elsewhere!!

MICCO, FLORIDA -- Park rules are inconsistent and only enforced by who you are and if they like you. Corporation is unreceptive and does not take customer service seriously. Difficult management. Does not have a clue.

BRIDGMAN, MICHIGAN -- This place is a joke. The Community Manager lies to you so they can take all of your deposit plus try and charge you more. I can't wait to take them to court. I have documentation that supports that they have lied to me on more than one occasion.
