Great Referral Company

ANNAPOLIS, MARYLAND -- I decided to try Ushud and I am so glad I did. I have tried several other companies including Zillow, Trulia and Realtor. Member services trained me to be the best at working their referrals. I have been with them for about 3 months now and I could not be happier. My conversion rate is about 1 out of 8 to 1 out of 9 and the ones I do not close, I put on a drip campaign. I would highly recommend this company and at least trying it out for one month so you can see what I am talking about for yourself.

ANNAPOLIS, MARYLAND -- Someone from USHUD contacted me, I am a mortgage lender, and told me about their program. I just opened an office in the town I lived in and they made it sound like they could really help me with leads. I had a bad feeling about it but figured I needed to take the chance, so I signed up. I was pleasantly surprised when I received 2 leads the following day. Then when I tried to call the leads, the numbers were no good. I called USHUD and they said that was odd, they would let marketing know.

Well a couple days later I had gotten 4 more leads. All numbers were bad except one, but they did not answer. I sent an email to the person who filled out the info. She said their website was very misleading and she was in no way interested in a mortgage loan. I called USHUD again, and the man that I spoke to was rude and condescending, almost yelling at me, telling me that I just wasn't selling it properly.

We went back and forth before I realized it was getting nowhere, they would not cancel and give me a refund, even after just 3 days and already unhappy with it. So I am out $349 with no good leads. To this day, 7 days in, I have had 9 so-called "leads." Only had contact with the one person that said the website was misleading. Please do not waste your money on this.

EDMOND, OKLAHOMA -- USHUD promised me month to month and I could cancel anytime but what they didn't tell me is I accepted to be their premier agent. I was longed into a contract verbally for 3 months even though they did not not relay that information.

I never received one lead which I knew I was in bad shape when I called their preferred lender and he states he was with them for 6 months and he never received a lead and he had canceled his service several months ago and USHUD still showed him as their premier agent. This has been the biggest waste of money. Plus USHUD has its own review page where no one can post (seems fishy). Use your money somewhere or may work realtor.com or Zillow.

I've been an agent for 8 years and I registered on USHUD some time ago. It's been 2 months since then and I've consistently gotten good leads from the website. First of all, the website itself is great, especially for someone who is new to foreclosure properties. I especially love the “Knowledge center” section of the site; I quickly amassed information about HUD properties from it. It's easy to search for leads and there are multiple photos for a property and a helpful description of it as well. Like I previously mentioned, I found some great quality leads in the past few months. Great website!

USHUD.com Real Estate Lead Program

I saw an program online that was a lead generation program called USHUD.com. I contacted them and have been working with them for almost two months and the experience has been very rewarding. Leads were a little slow at first so I contacted Justin ** and explained this to him and he said that he would see what he could do and he would make sure that I was kept busy. He has been a man of his word and I am enjoying our working relationship.

I told Justin that I would make contact with him every Monday to give him a report of what had transpired during the week and how many leads I had received either good or bad and we have this kind of working relationship. He listens and you don't always find that with this type of program. Thank you Justin for being a man of your word.

Justin brought your name up in a previous meeting and explained to other members of the Member Services team how he was able to help you increase your lead flow as well as the quality of the leads in your area.

This is accomplished by having member services coordinate with marketing and doing one or two things to either the site or the advertising in the area/s. on the sites we can adjust the filters by loosening them or tightening them based on the needs of the requests of the exclusive professionals that are on one of the four sites that we own and operate.

On the marketing side we can adjust the search terms we bid and the budget in the area. The United States has a large, fluid and diverse population. What works in one area may not work in another and what worked yesterday may not provide the same results tomorrow. Marketing is very good at generating the desired traffic and keeping everyone in the loop is incredibly helpful.

I was very happy to hear that you and he will be corresponding each week. Keeping the channels of communication open is very important as we have several thousand members and the best way to service your needs is speaking on the phone or email so that we know what you are experiencing in the field. It is impossible to know what you are experiencing without this vital communication. Justin is using your experience to help improve his ability to help others, so thanks for your help on that. The USHUD.com cooperative was designed for exactly what is happening with your membership, when everyone helps everyone else in the cooperative, everyone gains from the collective experience. Please keep the channels open and never hesitate to reach out to anyone of us at any time.

As part of our company's morning ritual we read aloud one post or email from a cooperative member so that we can share the positive energy that posts like yours provide to the entire company. As we understand real estate sales can be a thankless job and positive reinforcement can be a rare commodity your post was especially appreciated. Many of us at the cooperative are former real estate agents or loan officers. I was a real estate agent for over a decade and the COO of the company was a loan officer. Member Services is headed by a previous loan officer, several of our Membership Directors were also loan officers. We respect the work that you do.

When we designed USHUD.com in the 1990's we were determined to create a cooperative that helped real estate agents and loan officers create more business by creating an exclusive platform for real estate agents and the cooperating loan officer. As the first real estate agent on USHUD.com I closed over 8% of the leads by calling them and following up. What we forget sometimes is that buyers and sellers are all different while they all share one essential element. They all want to save money or they wouldn't be online. My last year in real estate I closed over 200 transactions just by focusing on presenting myself as someone that would help them save money on their purchase. This meant the world to the buyers and all I had to do my job when it came time to negotiations. I was going to do this anyway so why not start the relationship with what means most to them.

Because of the experience I had as a real estate agent we have always remained determined to help more real estate professionals do more business with less headache to this day. Because we have indeed walked a mile in your shoes and know that your job is one that takes incredible courage and a “can do” mindset.

Please know that we appreciate the encouraging post and that the whole team was pumped up when the Membership Director who is married to a loan officer read your post to the entire company this morning. Member Services as you might imagine is not the most appreciated position and they don't get the pats on the back that they deserve by the other members of the company. I can assure you that changed this morning when everyone was exchanging high fives and giving Justin and the other members of the team the kudos that they should get more often thanks to you.

Best Lead Generation I Have Used

ANNAPOLIS, MD -- I decided to sign up with Usahud about 6 months ago... I have spent thousands and thousand of dollars on so many marketing and advertising companies. I really wish I would have tried this company a long time ago. My first month, I received 22 home buyers and 3 sellers that were looking to list their property. 45 days into the service I had a closing for a $395,432 home. Not once have I called one of the leads where they were not interested or wanted more information. Sometimes I have to follow up with them a couple different times (Call, Text, Email) but that is how any lead generation is.

I also love how it is month to month with no contracts or cancellation fees and I am the only agent in Frederick county. I really recommend trying out this service for at least one month so that you at least see what I am talking about and see it for yourself. I am a Usahud client for life.

Of the ones I got in touch with I got 4 apps and 2 turned into loans. You can't beat that for the money. The others I put in my drip campaign. I never had someone say they didn't want info. I have used many lead providers. Nothing is more discouraging than someone saying that's not me or I just wanted the gift card"

ANNAPOLIS, MARYLAND -- They call at least once a month and each time you request that they do not call, they smile and say "OK". Come on now, bother to remove our phone numbers off of your lists when asked. It is to the point that I will tell this from the top of every mountain. Next step is to show up on the street in Annapolis with a HUGE sign.

PASADENA, CALIFORNIA -- This service was great. I have been using it on and off for the past few year. I have had great success in my first 3 months. I had 2 people under contract and had been showing homes ever since and working with clients. I love the service and would recommend it to anyone. It did take some time to build the pipeline from the leads but after that it has been smooth sailing.
